     Home Seller Considerations:
  • Valid hardship causing owner to sell...not decline in market value alone
  • Property's value
  • Amount owed on the property and other Liens
  • Sufficient Time to accomplish a Short Sale
  • Owner contracted with finance, tax and legal professionals
  • Condition of the property
  • Cooperation with completion of the short sale and showing the property

 

 

     Home Buyer Considerations:
  • Pre-approved with a lender or cash buyer?
  • Willing to make a reasonable offer
  • Patience to possibly submit offers on multiple properties before an offer may be accepted
  • Realistic expectations of time-frames for closing once an offer is accepted
  • Understand closing date can take months?
  • Willing to spend money for mortgage application, inspections, attorney fees?
  • Practical about condition of the property and that additional money may be needed following closing
